Affordable homes for low and moderate income families

STAND has been buying, building or rehabilitating homes and selling them to low and moderate income since 1996. Our efforts started with buying up blighted homes in the South and South East neighborhoods of Stockton in order to remove blight, reduce crime, and provide quality housing to first time home buyers in our community.

STAND has been able to extend our program and acquire properties throughout the Stockton City limits and adjacent Unincorporated County Neighborhoods. We are proud to say that since the creation of the program we have been able to rehabilitate and build over 300 homes to this day! Our success has allowed us to build partnerships with local housing and community organizations to expand affordable housing options for Stockton residents. We have also partnered with local jurisdiction to help prospective low to moderate income first time home buyers by making our homes Down Payment Assistance Program eligible.

Down Payment Assistance Program: San Joaquin County GAP Program

STAND has partnered with San Joaquin County’s Neighborhood Preservation Division to Provide qualified buyers GAP Loans. These loans provide deferred down payment assistance loans to low income, first time home buyers.  GAP loans can vary between $40,000 and $80,000 depending on the purchase price of the house. GAP funds will not cover the whole cost, therefore a 1st mortgage loan is still needed to cover the remainder cost of the house. These loans have a geographical restriction, as they are only applicable to homes purchased in Unincorporated County areas.

To be eligible for the GAP program, families need to be low-income as defined by San Joaquin County. Visit our 1st Time Home Buyers page to learn more.

For example, a typical STAND home costs around $240,000. The GAP loan could be $40,000. Buyer qualifies for a $200,000 1st mortgage from a lender of your choice. The monthly payment is around $1,375 for a 30 year fixed FHA loan at 4% interest. These amounts are estimates. Talk to your lender for actual costs.
